What it is
The Atlanta Civic Center redevelopment is a multi-phase plan for the historic Civic Center site at 395 Piedmont Avenue NE, next to the Old Fourth Ward. Atlanta Housing is working with The Michaels Organization, Sophy Companies and Republic Properties. Atlanta Housing describes the 19-acre plan as including 1,500 new apartments at affordable and market-rate levels, retail, cultural and performance spaces, public plazas, offices, a hotel, a grocery store, a school and a repurposed performing arts center.
Where it stands
Atlanta Housing announced on December 11, 2025 that Phase I had broken ground: 148 affordable senior housing units on about one acre, with 118 units for people earning below 60 percent of area median income and 30 below 50 percent. Completion is expected by late 2027. Nothing in the later phases is open yet, and no dates are published for them.
The numbers
Totals vary by source. The Downtown Atlanta Inc. investment map lists 1,311 housing units, 525 of them affordable, about 1.8 million square feet and $575 million, with the overall project marked planned.
