Thousands of people walk and ride past it every day without registering it. The multi-level brick warehouse at 116 Krog St. has frontage on both the Atlanta BeltLine's Eastside Trail and Krog Street itself, sits in the middle of the Krog District, and is once again for sale - this time at $5.25 million.
The building counts roughly 5,400 square feet, which works out to about $977 per square foot. Brokers with Bull Realty and TCN Worldwide are pitching it as a candidate for adaptive reuse, experiential retail, a bar, a restaurant, a brewery or a hospitality concept. It previously housed a private auto shop and apartments, and now appears to be closer to an open shell.
What makes the listing unusual is not the building but its ownership status. "This is a very rare property in an area that is completely owned in large assemblages by various private equity groups," Jake Strange, a commercial real estate advisor with the firm, said in an email. "We're hoping something great comes of this sale and a very prominently located new concept can come in."
That context is accurate: the surrounding Krog District is controlled in large blocks by institutional owners, and the corridor is currently absorbing a run of new tenants including Nando's PERi-PERi, YETI and a forthcoming Eggslut. A single independently held storefront with direct trail frontage is close to a one-off.
Fulton County tax records list the property as a 1955 building that last sold in September 2024 for $2.95 million, with renovations completed the same year. Commenters have argued the structure must be considerably older, pointing to Sanborn fire insurance maps from the early 1900s that show a building on the site when an active rail line ran alongside it.
Listings describe the location as trophy-grade within what they call one of the Southeast's most dynamic urban corridors, and note the layout's flexibility, a drive-in loading door and on-site parking. When the building was marketed in 2023 as a potential mixed-use hub, sellers noted it had appeared in a number of Hollywood films shot in Atlanta.
