The corner where Old Fourth Ward meets downtown has been holding one of the more frustrating vacancies in the city. The 1941 building at 377 Edgewood Ave. SE, an Art Deco full-service gas station of just 1,236 square feet sitting directly on the Atlanta Streetcar loop, spent roughly a decade fenced off and idle after Rolling Bones Barbecue left. Construction started about a year and a half ago and appears to have picked up pace in recent weeks.
The plan, per a Bull Realty and TCN Worldwide listing, is a complete overhaul and expansion into a two-story shell of more than 5,000 square feet, structured so a single owner could run different concepts on each level. The ground floor gets an enclosed patio and totals around 3,300 square feet. The upstairs space runs 1,165 square feet and comes with a covered rooftop patio. Ceilings range from 11 to 15 feet, and between five and 10 parking spaces are included depending on how a tenant lays the building out.
It is being marketed at $2.25 million. Original materials pointed to a first-quarter 2026 delivery, which has clearly slipped; a Bull Realty representative has since said the project should deliver shortly. The property owner has not commented.
Whoever buys it is walking into a corridor that has been rough on food and beverage. Joystick Gamebar is closing after 14 years on Edgewood and has not announced its next address. Georgia Beer Garden went dark three years ago, Noni's closed later the same year, and Mambo Zombi announced a move to East Atlanta before shutting entirely. Cafe Circa, Sister Louisa's Church of the Living Room & Ping Pong Emporium and the newer Palm Beach ATL are still drawing, but the street has lost more than it has gained lately.
The counterargument is the location itself, and it is a strong one. The listing cites a Walk Score of 94, a Bike Score of 81 and a Transit Score of 72, and the streetcar runs past the door. A distinctive, restored Art Deco building on a walkable corner inside the Martin Luther King Jr. Historic District is exactly the kind of asset a corridor needs to reset itself. What it needs next is an operator willing to bet on Edgewood again.
