After delays, vertical construction is well underway on a project meant to add affordable housing and neighborhood retail to Old Fourth Ward, one of the Beltline's most persistently expensive submarkets.

The Henderson Place project is replacing an aging apartment complex of the same name with 76 rentals — all of them affordable, according to development leaders — about three blocks from where Irwin Street meets the Beltline's Eastside Trail.

Plans call for commercial space sized for a small grocery store or community market, alongside one-, two-, and three-bedroom rentals reserved for residents earning no more than 50 to 60 percent of the area median income. Development leaders have framed the unit mix as serving both longtime residents and newcomers.

On-site amenities are set to include additional retail space, a fitness center, a laundry facility, and a clubhouse.

The grocery component is the detail worth watching. Retail of that kind has been the hardest thing to land along this stretch of the Beltline, where new construction has skewed heavily toward restaurants and boutiques rather than everyday necessities.
