A.M. ATL: The latest vision for South Downtown

Tech investors Jon Birdsong and David Cummings envision transforming South Downtown into "Startup City," with a new co-working space hosting 50 entrepreneurs and plans to convert the 115-year-old Sylvan Hotel into a formal incubator, while new restaurants like Tyde Tate Kitchen and Spiller Park have already opened.

A.M. ATL: The latest vision for South Downtown

South Downtown Atlanta, once a thriving commercial hub with Hotel Row and numerous merchants, deteriorated over decades. Following a German development firm's unsuccessful revival attempt, tech investors acquired 10 city blocks to prevent foreclosure. Owners Jon Birdsong and David Cummings now envision transforming the area into "Startup City," leveraging their experience building Atlanta Tech Village.

The development strategy centers on establishing an entrepreneurial ecosystem. A new co-working space currently hosts 50 entrepreneurs, with plans to convert the 115-year-old Sylvan Hotel into a formal incubator. The concept involves entrepreneurs eventually becoming office tenants throughout the area, attracting supporting professionals like lawyers and accountants.

Beyond commercial development, the team prioritizes street-level retail with restaurants and bars. Recent openings include Tyde Tate Kitchen and Spiller Park coffee shop. Future plans contemplate mid-rise residential conversions, though major construction remains years away.
