Central Atlanta Progress Maps 71 Projects and $5.2 Billion of Downtown Investment

The updated Downtown Atlanta Investment Map color-codes every project across six districts, and counts 5,000 more housing units in the pipeline.

If keeping track of everything under construction downtown has started to feel impossible, Central Atlanta Progress has produced the reference document.

The agency's updated Downtown Atlanta Investment Map is live online and available in print. It summarizes projects across six districts, from South Downtown to Science Square to the Stitch, ranging from new high-rises to renovations of century-old buildings.

The number is $5.2 billion

The map plots 71 projects, each color-coded as complete, under construction, or planned. Added together, the finished and proposed developments represent $5.2 billion in investment.

Not every entry sits in what most Atlantans would call downtown proper. Bank of America Plaza renovations, the stalled Waldo's project, and the four-story A Ma Maniere condo and retail building at 479 Edgewood Ave. all stretch the boundary. Most of the 71, however, are squarely inside it.

What has landed, and what is coming

Of the total, 1,800 housing units have been delivered in the past two years, at projects including Broadstone 2Thirty on Memorial Drive, Centennial Yards' The Mitchell, and The Grace Residences.

That is the smaller half of the story. CAP counts more than 5,000 additional housing units in some stage of planning or development right now, expected across the next five years. Alongside those are roughly 1,000 new hotel rooms and a set of bike, sidewalk and park infrastructure projects the map's creators describe as connecting the private and public realm.

Why a map matters here

Downtown's redevelopment has arrived as a scatter of separately announced projects, each covered on its own timeline, which makes the aggregate easy to miss. Seeing 71 of them plotted at once is a different kind of information than reading about them one at a time, particularly for anyone trying to judge whether the district's residential population is actually about to change.

On the map's own numbers, roughly 6,800 housing units are either newly delivered or in the pipeline. For a district whose central weakness has been the number of people who live in it, that is the figure worth watching.
