One of the most recognizable towers on the downtown skyline has a new owner. Colorado-based Real Capital Solutions has bought 101 Marietta Street NW, the 36-story office building near Centennial Olympic Park, for $49.5 million, according to Bisnow Atlanta. The firm announced the deal on Thursday, June 25.
A familiar building
The tower was formerly known as Centennial Tower. The 674,000-square-foot building is easy to pick out on the skyline thanks to its distinctive chevron-shaped roof, and it has stood in the heart of downtown for 51 years. It is also home to the headquarters of the Atlanta Hawks.
A first downtown move
The purchase marks Real Capital Solutions' entry into downtown Atlanta's office market, the firm said. Chief acquisitions officer Adam Abeln said in a statement that the property sits within one of the most significant urban redevelopment corridors in the Southeast, pointing to its existing cash flow, its diverse tenant roster, its ancillary revenue streams and its leasing upside.
The company said it plans to build on improvements already made to the tower and pursue strategic leasing initiatives designed to increase occupancy and enhance the experience for the people who work there.
Why it matters for the neighborhood
101 Marietta sits in a busy corner of the Centennial Park District, close to the park and the attractions around it. A new owner with a stated focus on filling the building and investing in the tenant experience adds another player with a stake in that stretch of downtown.
More office workers in the tower would mean more lunch traffic for nearby restaurants and more people walking between the park, Marietta Street and the rest of downtown. We will keep an eye on what Real Capital Solutions does with the building and share updates as plans take shape.
