Eight Years After Newport's Utopian Pitch, South Downtown Is Finally a Construction Zone

Atlanta Ventures posted video of crews working on Broad Street. It is the first time the district's transformation has looked like something other than a rendering.

Fourteen months after Atlanta Ventures began work in South Downtown, the team posted a short video this week that any longtime downtown booster would recognize as a milestone.

The clip shows Broad Street, one of Atlanta's most intact and most persistently vacant collections of historic facades, as an active construction zone, full of contractors in neon. For South Downtown, that is the unusual part. It was not a rendering or a sizzle reel.

The vision it echoes

This spring marks eight years since Germany-based Newport RE unveiled its ambitions for the acres of old buildings and parking lots south of Five Points: a dense urban district at European scale, with cafes, lofts and a concept Newport called the futbol gastropub.

The half-billion-dollar investment predicted in 2017 never materialized. Neither did the two residential towers Newport pitched in 2022, which would have added 650 apartments and could have changed the district's trajectory quickly.

Newport's vision instead went bust and fell into foreclosure proceedings, which is when the tech-rooted Atlanta Ventures group stepped in and began consolidating properties into what is now a 10-block portfolio.

Where it stands

Construction is now underway across the district. Atlanta Ventures leadership said earlier this month that the group has begun touring potential financial partners to accelerate the pace of redevelopment.

The comparison to Newport's blueprint is not entirely unflattering to either party. Newport's 2017 plans marked new construction interspersed throughout the district's existing fabric, including a full-block treatment of 222 Mitchell St. and a reimagined Hotel Row, with the newly opened Mercedes-Benz Stadium as the backdrop. Much of the same building stock is still standing, still waiting, and now finally being worked on.

The difference this time

The distinction between the two eras is less about vision than about pace and capital structure. Newport arrived with a comprehensive master plan and an ambitious dollar figure. Atlanta Ventures has moved building by building, opening tenants into finished spaces while the next ones are underway.

Whether that adds up to what Newport imagined is a question for the back half of the decade. For now, Broad Street has crews on it.
