What it is

The Georgia-Pacific Tower at 133 Peachtree Street is being planned for a major makeover. Downtown Atlanta Inc. describes the building being reimagined as a mix of residential living, modern office space, retail, a restaurant and a landscaped central plaza meant for gathering. The investment map lists the project as an adaptive reuse led by Georgia-Pacific LLC, with 420 housing units, about 68,630 square feet of retail and 35,000 square feet of institutional space. A February 2026 Urbanize Atlanta report describes the 1982 tower as 51 stories and says the plan also keeps about 600,000 square feet of office space, with Georgia-Pacific and Koch as anchor tenants, and adds a 35,000-square-foot plaza facing Peachtree Street.

Where it stands

The Downtown Atlanta Inc. investment map entry lists the project as planned, with a completion year of 2027. Urbanize Atlanta reported in February 2026 that groundbreaking had originally been expected in 2025 and completion in fall 2027, that the team said it was still advancing the project, and that no revised timeline had been released. The unit count on the map (420) differs slightly from the more than 400 apartments Urbanize cites. This is a planned project and nothing is open to the public yet.
