What it is

Folio House is the name for the redevelopment of the former Atlanta Constitution building at 143 Alabama Street SW in South Downtown. According to Invest Atlanta, the Art Moderne building went up in 1947 and once housed the newspaper’s printing operation. Gorman & Company was chosen through a competitive process to lead the historic renovation, and Invest Atlanta notes the site has easy access to the Five Points MARTA station.

Residences

The work is split into two phases. In phase one, the upper floors of the existing building become 50 affordable apartments for households earning 30 to 80 percent of area median income, with 5,575 square feet of ground-floor commercial space. Phase two adds a new 151-unit affordable building on the surrounding property, which Invest Atlanta says will bring the site to more than 190 affordable homes.

Where it stands

Renovation began with a groundbreaking on June 6, 2025. Invest Atlanta said the first step would restore the exterior and open up the ground-floor commercial space in time for the 2026 FIFA World Cup, with an adjacent outdoor area called The Pitch planned for cultural and World Cup events. The Downtown Atlanta Inc. investment map lists Phase I as under construction, with a $110 million investment and a 2028 completion year. The apartments are not open yet.
