South downtownATL

The ten-block historic core south of Alabama Street — roughly 16 acres and 50+ buildings being brought back by South Downtown Atlanta LLC, and the densest concentration of old Atlanta still standing.

South downtownATL

SoDo — South Downtown — is the historic core of the city, running roughly from Alabama Street south to Mitchell Street and from Forsyth Street east to Peachtree Street. It is about ten city blocks, some sixteen acres, and more than fifty buildings: the most complete collection of pre-war commercial architecture left in Atlanta.

The portfolio was bought out of long neglect by South Downtown Atlanta LLC in 2023 and is being restored building by building — Hotel Row on Mitchell, the old Bass Dry Goods store at 85 Peachtree, the former C&S Bank headquarters at 222 Mitchell, and Founders Green, the public lawn that replaced a parking lot on Broad Street.

SoDo is a zone on this site, and it contains two areas with their own pages: Centennial Yards and Underground Atlanta. Everything in the historic core proper is tagged South downtownATL and listed below — the full set is on the South downtownATL directory view, and the whole zone including both areas is at SoDo.

Parking

Closest free parking is South Downtown - Redbud Lot (165 Mitchell St SW), about a 2-minute walk — the first two hours are free, courtesy of South downtownATL. It is one of four South Downtown lots offering two hours of free parking across 315 spaces; beyond two hours, normal rates apply. Elm and Redbud have a four-hour limit; for longer visits, the South Downtown - Dogwood Lot is the only one of the four without it.
