One of the most recognizable buildings on Atlanta's skyline is getting worked on inside and out.
Banyan Street Capital announced a $4.5 million upgrade to the 50-story 191 Peachtree tower, which its designers describe as creating a new front porch for the landmark, blending modern and timeless treatments.
The lobby
Renovation plans center on the building's seven-story atrium lobby and its dining spaces, with the goal of integrating the public areas more fully with the tower's food and beverage offerings and its Ritz-Carlton hotel.
Original architectural features from Philip Johnson and Burgee Architects stay, including the Rosa Dante granite and tinted glass. The grand lobby gets reimagined gathering areas and a new bar patio for Alma Cocina, the fine-dining Mexican restaurant. Entrances to both the restaurant and the hotel are being overhauled, and the lobby coffee bar gets a facelift. The Johnson Studio at Cooper Carry is designing.
Signage on the crown
The more consequential change may be a leasing decision. For the first time in the tower's three-decade history, ownership is offering the possibility of placing signage atop the building for the right tenant.
On a skyline where 191 Peachtree's twin-crowned silhouette is among the most photographed shapes in the city, that is not a small offer, and it signals how hard downtown landlords are working to land large office users.
New space upstairs
On the 22nd floor, Banyan plans five new spec office suites totaling 24,337 square feet. Oaktree Capital Management is a capital partner on both the lobby work and the spec suites.
The timing
Banyan is moving ahead of Atlanta's month of World Cup matches, which begin a year from now, and cites continued post-pandemic demand for heavily amenitized office space. The building sits on Peachtree Street a short walk from Peachtree Center and the Fairlie-Poplar district, in the stretch of downtown that will absorb the most foot traffic next summer.
