Residential growth within a few minutes' walk of Mercedes-Benz Stadium is not exclusively the work of Atlanta Ventures and Centennial Yards.
Five townhomes have taken shape on a .16-acre corner where Markham and Haynes streets meet in Castleberry Hill, about a block and a half south of the stadium and less than a block from the neighborhood's western boundary at Northside Drive.
The buildings
Each home stands five stories, with no elevators mentioned in the site plans. Blank Design and Architecture drew them up, a firm with offices and a substantial portfolio in Miami alongside smaller projects and an office in Atlanta. Renderings show a distinctly modern treatment of the Markham Street facades.
Five stories without an elevator is an unusual choice for new construction at this price point, and it says something about how tight the site is: on a sixth of an acre, the only direction available is up.
What is known and what is not
The land alone last sold for $600,000 in the summer of 2022. City records list the owner as RDH Holdings Corp., a Lawrenceville-based company formed that same year.
The architects said on social media in November of last year that the project was getting toward the finish line after receiving input from neighbors, and have not mentioned it since. Blank Design still lists it as under construction. Delivery timing and pricing have not been announced, nor whether the homes will be offered for sale or as rentals.
The block in question
Markham and Haynes is becoming an active corner. Filings covering the same intersection call for demolishing a three-story row of Northside Plaza apartments and a nearby pool house to clear ground for a redevelopment that has not yet been described.
Between the two, a quiet corner of Castleberry Hill within sight of the stadium is being remade parcel by parcel, without a master plan tying any of it together.
