Anyone with a soft spot for early-aughts music videos will recognize this Castleberry Hill complex on sight. The circa-1930 American Laundry Building at 256 Walker St. is where André 3000 and Big Boi shot the video for Outkast's “So Fresh, So Clean,” the third and final single from 2000's Stankonia — a video with more than 60 million YouTube views, filmed in a building with laundry in its name. Now the property is looking for a new owner.
It came to market Friday with commercial firm Bull Realty, which pitches “incredible character” across the buildings and “endless opportunities for creative uses, adaptive-reuse, or redevelopment.” Bull Realty partner Michael Wess says the unlisted price is in the high $2 million range. The property last came up for grabs five years ago, when it was asking $4.5 million.
The .42-acre site holds a two-story main building of roughly 10,000 square feet, a courtyard of about 3,000 square feet, and a 1,200-square-foot open-air structure — which is to say, good old brick walls. Bull Realty estimates 27 parking spaces on site. Its uses over the years have included coworking space, a private residence, and an events venue.
The name is literal history. In Castleberry Hill's manufacturing and industrial heyday, local railroad workers dropped off and retrieved laundry here. The postindustrial interiors that made it work as a video set — airy, raw, unfussy — are the same qualities that make it an adaptive-reuse candidate now.
Timing is the sales pitch. With the 2026 World Cup approaching and Gulch redevelopment plainly underway a short walk north, the listing leans on walkability: roughly 10 minutes on foot to Mercedes-Benz Stadium and the new attractions taking shape around Centennial Yards. Castleberry Hill has spent the last several years watching billions of dollars of construction rise on its northern edge without much of it crossing the rail lines. A nearly century-old building with a genuine place in Atlanta music history is an unusually specific thing to put on the market at that moment.
