Forge Atlanta: $3.8 Billion Megaproject Closes on Downtown Land

Webstar Technology Group and its subsidiary Forge Atlanta Asset Management closed in December 2025 on a 10-acre parcel at Ted Turner Drive and Whitehall Street in downtown Atlanta, setting the stage for one of the city's most ambitious development proposals. The site sits north of Interstate 20, near Centennial Yards and Mercedes-Benz Stadium.

Phase One carries a $756 million total capital investment and includes approximately 600 luxury for-sale condo units valued at $532 million, a 300-room hotel, and 60,500 square feet of retail and entertainment space. A ceremonial groundbreaking is planned for mid-2026, with vertical construction to follow.

The full project could eventually reach 8.4 million square feet across multiple phases, including affordable housing and public spaces. Phase One alone is estimated to generate 2,100 construction jobs and 900 permanent positions. A $224-million incentive package was approved by Develop Fulton County in October.

The development team includes Kimley-Horn for engineering, Nelson Worldwide for architecture, Turner & Townsend for development management, and potentially Skanska as general contractor. Webstar describes its approach as using "tokenization of real estate assets" with optional blockchain financing components.

The site was previously controlled by Urbantec, which purchased it for $26 million in 2021 before losing it to foreclosure. The AJC reported skepticism about the project's timeline and financing in a May 2026 follow-up.
