A corner that has sat either boarded up or cleared and vacant for more than a decade — in one of Atlanta's most competitive real estate zones — is finally showing signs of infill life.

Three standalone single-family houses are under construction at the southeast corner of Fortune Street and Ralph McGill Boulevard in Old Fourth Ward, a site within walking distance of Historic Fourth Ward Park, Ponce City Market, and the Beltline's Eastside Trail. Foundations were recently poured.

Permitting records show three houses with elevators rising at 341, 343, and 347 Fortune St., where a shuttered bungalow was demolished several years ago. Each home is planned at just over 2,200 square feet, with construction costs filed between $256,000 and $275,000.

Atlanta-based architects Zaitsev Studio and modern homebuilder Sunny Etc. are behind the project. Senya Zaitsev, who heads the design-build firm, has since shared renderings detailing the exterior designs, site layout, and off-street parking arrangement planned for the corner.

Three houses is a small number against the scale of what has been built along this stretch of the Beltline. But detached infill at this size has become genuinely uncommon in Old Fourth Ward, where the economics usually push toward stacked units.
