Fleming's, Sozou and a wave of new restaurants fill out Midtown's biggest developments

Two of Midtown's largest mixed-use projects are landing marquee restaurant tenants this year, adding steakhouses, sushi and high-end Indian dining a short MARTA ride from downtown.

Fleming's, Sozou and a wave of new restaurants fill out Midtown's biggest developments

The restaurant buildout at Midtown's two largest recent developments is picking up speed, and the additions are close enough to downtown that they are a straightforward MARTA trip or short drive for anyone living or working south of North Avenue.

At Portman's Spring Quarter district, Sozou has opened on the ground floor of Ten Twenty Spring, a Class-A office tower that has been signing major tenants. The modern Japanese restaurant is considered Chef Fuyuhiko Ito's flagship concept and serves Tuesday through Saturday from 5:30 to 11 p.m. Along with a main dining room, it has a robata grill and a sushi counter built around what Portman representatives describe as the highest-quality seafood and seasonal ingredients sourced from premier markets around the world, plus desserts from Executive Pastry Chef Lisa Ito. Portman also expects Pataaka, a high-end Indian restaurant with 113 seats, to open later this summer at the base of Spring Quarter's 30-story Sora apartment tower, and revealed last week that Buckhead steakhouse Hal's plans to open next spring in the 24,000-square-foot Patterson House, now part of the district.

About five blocks north at Midtown Union, developers MetLife Investment Management and Granite Properties have named Fleming's Prime Steakhouse and Wine Bar an anchor retail tenant. Fleming's will take 8,233 square feet and plans to open this fall, serving lunch and dinner starting at 11 a.m. daily, with steak options priced under $35.

The layout calls for an 80-patron main dining room, a bar, a section for live entertainment, a wine cellar, private event space and roughly 1,600 square feet of outdoor lounge along Arts Center Way, the pedestrian zone at the center of the development. Project representatives describe the interiors as a new elevated design concept using modern design elements, earthy tones and rich textures. The main entrance sits at the corner of West Peachtree and 17th streets, under a tower mural by SCAD alum JoeKingATL. Parking is valet on site or in the district's North Deck garage.

Fleming's currently operates one other metro Atlanta location, at Perimeter Place Village near Perimeter Mall, outside I-285. The chain was founded in Newport Beach, California, in 1998 and has roughly 65 locations nationwide, which makes the Midtown Union opening its first inside the perimeter.

The two projects are not the only ones adding dining. Habaneros, an urban Mexican concept, recently opened at Portman's Sora tower, and Trilith's ENZO Steakhouse and Bar is scheduled to open its first intown location this winter at the Epicurean Atlanta hotel, part of Selig Development's three-tower 1105 West Peachtree project. Taken together, the announcements point to a dense run of new full-service restaurants along West Peachtree and Spring streets over the next several months.
