Centennial Yards is not the only place where the blocks around Mercedes-Benz Stadium are about to change.
A block south of the stadium, a row of apartments and outbuildings at Northside Plaza is slated for demolition to clear the way for redevelopment, according to filings submitted to Atlanta's Department of City Planning. What the property becomes afterward is not addressed.
What comes down
Special Administrative Permit paperwork covers a three-story row of apartments at the southeast corner of Markham and Haynes streets, with a footprint of roughly 6,200 square feet.
Separately, at 441 Markham St., a one-story pool house also belonging to Northside Plaza will be demolished and its pool filled in and grassed over.
An existing parking lot on the parcel stays for now, though filings state the parking area will be removed as part of the future redevelopment plan. Once the structures are gone, both properties are to be landscaped and enclosed with wrought-iron fencing per planning requirements.
The gap in the filing
Demolition permits describe what leaves, not what arrives, and this set is silent on the replacement. The explicit reference to a future redevelopment plan confirms one exists without saying what it holds.
That is a meaningful blank on this particular block. The land immediately around Mercedes-Benz Stadium has become some of the most closely watched in the city, with eight cleared acres beside the stadium already under study for redevelopment and Centennial Yards rising a few blocks northeast.
What is being removed
Worth naming plainly: the structures coming down are occupied-scale apartment buildings, not vacant industrial shells. In a stretch of Atlanta where new construction has skewed heavily toward stadium-adjacent development, the replacement of existing rental housing is the part of this filing worth following.
