After years of slipping timelines, the downtown residential high-rise built around housing educators has a date.
Officials with New Jersey-based RBH Group say they plan to break ground October 20 on Teachers Village, a 457,584-square-foot tower planned to rise more than 30 stories near Centennial Olympic Park.
The housing model
The mixed-use project would deliver 424 apartments, and according to the developer, none of them would be rented at market rate. RBH has described the proposal as a first for Georgia: an entire building marketed to teachers, other school employees and seniors as relatively affordable housing.
The specific rent range has not been published. For a district where the newest residential product, including Centennial Yards' The Mitchell down the street, starts around $1,450 for a studio, 424 units priced off that curve would be a meaningful addition rather than a symbolic one.
The building
S9 Architecture designed the tower, whose Walton Street facade appears in the most recent renderings alongside interior common spaces. A 2023 building permit application lists 33 stories; RBH officials more recently told 11Alive the count would be 31. The proposal stands 375 feet tall.
The history of delay
Initial designs emerged in 2021. An earlier timeline called for a 2024 groundbreaking that never happened. In the interim, the project secured up to $370 million in bond financing, which removed the usual explanation for a stalled tower.
What an October date does is convert an announced project into a testable one. The site sits within a few blocks of Centennial Olympic Park, in the section of downtown absorbing the largest concentration of new construction ahead of the 2026 World Cup.
