The first new tower at downtown's multi-billion-dollar Gulch replacement is taking applications.
Centennial Yards Company has begun pre-leasing The Mitchell, a 19-story building with 304 apartments that is the megaproject's first ground-up structure to deliver. It broke ground in November 2022 and is part of Centennial Yards' first phase.
What it costs
Pricing released by Centennial Yards Company:
Studios run $1,450 to $2,500 per month at 434 to 638 square feet. One-bedrooms run $1,800 to $2,460 at 649 to 746 square feet. Two-bedrooms run $2,900 to $3,635 at 1,191 to 1,363 square feet. Three-bedrooms run $5,688 to $5,753 at 1,539 to 1,549 square feet, roughly the footprint of many older Atlanta bungalows.
Move-ins begin in mid-September, according to the building's floorplan breakdown.
What comes with it
Some units include floor-to-ceiling windows with views of downtown and Mercedes-Benz Stadium, walk-in closets and balconies. Building amenities include a rooftop pool and event lawn facing east toward South Downtown, a pet spa, coworking space, a fitness center and a club lounge.
About 16,000 square feet of retail is planned at street level. Thai tapas concept Khao, from the 26 Thai team, was announced for one of those spaces last winter.
Why the pricing matters
Centennial Yards has been discussed for years in terms of billions of dollars and acreage. The Mitchell is the first chance to see what the project actually charges, and the studio figure lands in the same range as newer buildings in Midtown and Old Fourth Ward rather than below them.
Three hundred and four apartments is also, by itself, a measurable addition to downtown's residential base, which is the number that determines whether the district works outside event days.
