The push for density on the blocks west of Boulevard has produced its first finished houses.
After more than two years of site clearing, infrastructure work and construction, the initial six-home phase of The Towns at O4W is complete, according to project officials. The development will eventually total 31 townhomes at 404 Linden Ave., replacing several older houses and a vacant lot.
Where it sits
The site is a block south of North Avenue near Central Park, the 17-acre city greenspace and recreation hub that hosted Shaky Knees Music Festival for years before it moved to Piedmont Park. Ponce City Market is roughly five blocks, or half a mile, east.
It is also directly across Linden Avenue from a separate proposal for a six-story, 24-unit apartment building on a corner parcel, which would put more than 50 new homes onto a short residential stretch.
The product
Developer PacificPoint Realty says every townhome will have three bedrooms and three full bathrooms across three stories, between 1,900 and 2,100 square feet, in four floorplans. Each comes with a two-car garage and a fenced yard. TaC Studios designed them.
The two options listed so far are priced from $779,900 to $799,900, both with three bedrooms and three and a half bathrooms in 1,988 square feet. Interiors include 10-foot ceilings on main levels, white oak flooring finished on site, marble and quartz countertops, and sloped bedroom ceilings reaching 13 feet.
The trade being made
Thirty-one townhomes at roughly $790,000 apiece is a specific answer to Old Fourth Ward's land economics: more units than the older houses they replace, at prices well above what those houses last sold for.
It is the same block-by-block calculation playing out across the neighborhood, a few parcels at a time, and one reason projects like City Lights North Block, with 187 rent-capped apartments a few blocks west, matter to the arithmetic of who ends up living here.
