What it is
Trinity Central Flats is a 10-story apartment community at 104 Trinity Avenue SW, across from Atlanta City Hall. It sits on land leased from Invest Atlanta under a 99-year agreement. Radiant Development Partners and the Capitol Hill Neighborhood Development Corporation, which is made up of three downtown churches, are leading it. The developer’s page lists 218 units, from studios and efficiencies to three-bedrooms, for households earning 50 to 80 percent of area median income, with 20 units reserved for people experiencing or at risk of homelessness. Plans include about 6,175 square feet of ground-floor retail along Shirley Clarke Franklin Boulevard, plus a fitness center, community room, computer lab and courtyard.
Where it stands
The Downtown Atlanta Inc. investment map entry lists the project as under construction, with a 2026 completion year and a $68 million investment. The Radiant Development Partners page said construction would begin in December 2025 and cites $130 million in financing; the two pages give different cost figures. It is not open yet.
