Downtown's Second Moxy Is Two Stories From Topping Out, Three Floors Shorter Than Planned

The 183-room hotel at 329 Marietta St. lost three stories and its wraparound signage between designs, but kept its room count and its World Cup deadline.

Barely six months after its site was cleared for vertical construction, the second intown Moxy by Marriott is close to its full height on Marietta Street.

As of this week, the project at 329 Marietta St. has about two more stories to rise before topping out, according to renderings and building permit details. The 183-room hotel will stand next to the Hyatt Place Atlanta, an easy walk from Centennial Olympic Park, the Georgia Aquarium, the Georgia World Congress Center and Mercedes-Benz Stadium.

Building permits indicate the hotel will finish at 10 stories, a reduction of three from earlier plans that carried different designs for the base levels and the roof. The room count did not change.

An updated Elevate Architecture Studio rendering also shows that a planned multi-story lighted sign wrapping one corner of the building has been dropped.

What survived the redesign is the program. Plans still call for a rooftop lounge, a street-level bar, a speakeasy and several other gathering spaces around the property.

The team and the clock

Nexera Capital and Emerge Hospitality Group are developing the hotel, with Winter Construction building it. The team has said it wants the project finished as soon as possible, and the reason is on the calendar: World Cup matches arrive downtown in roughly 15 months.

The Moxy is one entry in a broader wave of new and proposed lodging across downtown, stretching from near the Gold Dome to the former Gulch to the heart of the tourism district. Central Atlanta Progress counts roughly 1,000 new hotel rooms in the downtown pipeline.

Marriott's other intown Moxy is a dual-branded property pairing the Moxy flag with one of the company's European brands. This one stands alone, on a block of Marietta Street that has spent years as a gap between the convention district and the rest of downtown.
