What it is
2 Peachtree Street is a 44-story office tower of about 890,000 square feet beside Woodruff Park and the Five Points MARTA station in South Downtown. Invest Atlanta owns the building, and the city plans to turn it into a residential and mixed-use development. The conversion was first announced in 2022 and is still in the planning stage.
Where it stands
In January 2024 the Invest Atlanta board chose Two Peachtree Partners, LLC as the developer and cleared the team to begin negotiating the project’s terms. According to the Invest Atlanta announcement, the conversion was expected to create at least 200 housing units. The request for proposals favored plans that weighed LEED and WELL standards, mixed more affordable units across all income levels, and opened doors for local women- and minority-owned businesses. Mayor Andre Dickens called it potentially the city’s most ambitious affordable housing undertaking.
The Downtown Atlanta Inc. investment map lists the project as planned, with 560 housing units and a 2028 completion year. The investment figure is still to be determined and program details are in development. That listing names Two Peachtree Partners and the City of Atlanta as the developer.
