A High-Rise Site Across From the Georgia Aquarium Lists at $12.5M

Bull Realty is marketing .84 acres at 314 Luckie St. with SPI-1 SA5 zoning, alongside a concept for roughly 200 apartments across 18 stories with 10,500 square feet of retail.

A downtown parcel positioned to extend the construction wave running up to the 2026 World Cup has hit the open market. The .84-acre property at 314 Luckie St., listed with Bull Realty, sits between two main downtown arteries with the Georgia Aquarium directly across the street.

Brokers are asking $12.5 million and marketing it plainly as a high-rise development site. The SPI-1 SA5 zoning permits dense development, which could take the form of a hotel, multifamily housing, or a mixed-use building with retail. One concept drawn up by Goode Van Slyke Architecture shows roughly 200 apartments across 18 stories, with 10,500 square feet of retail and 240 parking spaces.

The pitch is proximity. Centennial Olympic Park, Mercedes-Benz Stadium, State Farm Arena, and the cluster of attractions around the park are all minutes away on foot. Next door to the south is the Hyatt Place Atlanta Centennial Park Hotel, which opened in 2019, and the under-construction 183-room Moxy by Marriott.

That immediate context also explains why an apartment concept is the one being shown. The blocks around the Georgia Aquarium have absorbed a great deal of hotel supply in a short span — Signia by Hilton, the Moxy, the permitted Residence Inn a few blocks over, Centennial Yards' own hotels — while residential development downtown has moved considerably slower. A listing that leads with 200 apartments rather than another flag is a reasonable read of where the gap is.

The corner is currently occupied by a former lounge building fronting Luckie Street. What replaces it, if anything does, will be decided by whoever buys a piece of land whose main asset is the foot traffic already walking past it.
