South Downtown added two new stops to its tenant map in August: a spec-suite office launch on Mitchell Street and the grand opening of a Black-owned educational toy store. Both were featured in the South Downtown Show & Tell newsletter, the monthly update from Atlanta Ventures' 16-acre historic district.
South Broad Suites Have Arrived
ATV Sylvan, Atlanta Tech Village's outpost inside the district's Historic Hotel Row buildings on Mitchell Street SW, has opened a batch of newly restored spec office suites under the name South Broad Suites. Two suites were already leased as of the August announcement, with space still available for teams as small as a solo founder or as large as 15 people. The suites join ATV's other two South Downtown locations, ATV South Broad Suites on Broad Street and ATV @ Terminus Hub, giving the district three flexible-office footprints within a few blocks of Founders Green.
South Downtown has marketed the suites as move-in-ready alternatives to a standard lease, restored inside century-old buildings rather than built out from scratch. Prospective tenants can sign up for a tour of ATV Sylvan or request leasing information directly through South Downtown's newsletter links; both office and coworking-style arrangements are available depending on team size.
Brown Toy Box Grand Opening
Brown Toy Box, the Atlanta-founded educational toy company, celebrated the grand opening of its South Downtown flagship on Tuesday, August 18 at 211 Mitchell St SW, on Hotel Row. The store is Brown Toy Box's second Atlanta location, following the original Educational Toy Store the company opened at 61 Forsyth Street NW in 2025. Founder Terri-Nichelle Bradley built the brand around STEAM toys, books and games that center representation for Black children while welcoming all families; the company's products have appeared in Target, Walmart and the Smithsonian.
South Downtown's newsletter billed the Mitchell Street shop as "South Downtown's very own toy store," inviting neighbors to stop in for STEAM-focused merchandise and support the new location. The store has since hosted community programming on-site, including a hands-on plant workshop with Detroit Plant Mom held inside Brown Toy Box's Curious Explorer Zone. The opening adds another family-facing retailer to a stretch of Mitchell Street that has filled in quickly this year alongside Delilah's Everyday Soul and KMM & Co.
