Two years of construction downtown did not stop when the last World Cup fan left town. The restaurant pipeline that filled in around Mercedes-Benz Stadium, the Georgia World Congress Center and State Farm Arena is still running, and the back half of 2026 and all of 2027 have openings already on the books.
The through-line is walkability. Nearly every new operator below sits within a few blocks of a MARTA station, a stadium gate or a hotel lobby — the same corridor that carries visitors to the World of Coca-Cola, the Georgia Aquarium, the Center for Civil and Human Rights and the College Football Hall of Fame. What changed is that those visitors now have somewhere to eat that is not a food court.
Downtown proper
Two redevelopments are doing most of the heavy lifting. The CTR — the former CNN Center — reopened as a dining and entertainment complex anchored by CTR Food Works, a food hall, alongside a bar its operators bill as the largest in Georgia. A few blocks north, 207 Peachtree turned a 1920s department store into a six-concept campus, opening so far with American Dive and the Peachtree Sporting Club.
Hotels have been quietly as busy. The JW Marriott Downtown added three: JW Market for grab-and-go coffee, The Ledger Bar for cocktails, and Fiora for Italian. The Moxy contributed the Jagger Suite rooftop lounge and an Eggslut for breakfast sandwiches. On the street, Mendoza Cafe y Vino opened as a cafe and wine bar on Marietta Street, and Breakfast on Luckie St. took the daytime slot on Luckie.
Still coming downtown: Subtext, a bookstore, cafe and bar at 342 Marietta St. NW, targeting fall; Valhalla Gaming Lounge inside the SKOL Brewing complex this summer; Mastro’s Ocean Club at The CTR later this year; and three more at 207 Peachtree — the Aire rooftop lounge, the Red Phone Booth pizza speakeasy and Amalfi Cucina.
South Downtown
South Downtown is the district with the most openings per block. Atlanta Tech Village founders Jon Birdsong and David Cummings bought the portfolio from German developer Newport RE in 2023 — 56 buildings and roughly six acres of surface parking in what is generally considered Atlanta’s oldest commercial district — and have been restoring century-old storefronts rather than replacing them.
Mitchell Street alone now holds Spiller Park Coffee, Tyde Tate Kitchen for Thai, Bottle Rocket for burgers and sushi, Glide Pizza, Dough in the Box for doughnuts and Delilah’s Everyday Soul. Broad Street picked up Brewhouse Cafe as a soccer bar, El Tesoro for Mexican and Broad Street BBQ with a to-go window. Smorgasburg Atlanta runs weekly at Forsyth and Trinity.
Still coming to South Downtown: Ida’s Kitchen Counter on Mitchell (sandwiches, salads, bagels and coffee) in late July or early August; Mule Train on Broad this summer; and Estrellita, a Filipino restaurant on Broad, late this year.
Centennial Yards
The 50-acre district built over the Gulch has moved from renderings to open doors. Wild Leap Brewery & Distillery, the Irish Exit pub and Cosm Atlanta are all operating, and Hotel Phoenix opened with two of its own: Zephyr, a Southern-French room, and the poolside Bless Your Heart.
Still coming to Centennial Yards: Shake Shack this year; Khao Thai Isan in late 2026 or early 2027; and a heavy 2027 class — Chops Lobster Bar, Varuni Napoli, the Busy Bee and Virgin Hotels.
The next deadline shaping this list is already set. Super Bowl LXII comes to Mercedes-Benz Stadium in February 2028, which gives every operator above roughly 18 months to be open and steady before downtown’s next global audience arrives.
